Flood Zones & Insurance When Buying a Home in Sarasota, Nokomis & Venice, FL: What to Check Before You Make an Offer
Quick answer: Before you make an offer on a home in Sarasota, Nokomis or Venice, Florida, check four things: the property's FEMA flood zone, its elevation certificate, real insurance quotes (homeowners, wind and flood), and the age and condition of the roof. These can change your monthly cost more than the price of the home itself. As a Broker Associate with Bright Realty and a Sarasota-area investor with more than 50 years in real estate, I'm Geri Scheckner, and I walk every buyer through this before they sign.
Why flood zones and insurance matter so much here
Sarasota County sits on the Gulf of Mexico, with bays, canals and low-lying neighborhoods across Sarasota, Siesta Key, Nokomis, Casey Key and Venice. After Hurricanes Helene and Milton in 2024, insurance companies and lenders look much more closely at flood risk, roof age and wind protection. Two homes at the same price, a few streets apart, can have very different insurance bills.
1. Look up the FEMA flood zone
Every property has a FEMA flood zone designation. Zones that start with A or V are high-risk "special flood hazard areas," and if you use a federally backed mortgage, your lender will require flood insurance. Zone X is lower risk, but it is not "no risk," and many X-zone homes in our area still flooded in 2024. You can look up any address on the FEMA Flood Map Service Center or Sarasota County's flood zone map.
2. Ask for the elevation certificate
An elevation certificate shows how high the home's lowest floor sits compared with expected flood levels. It often has a big effect on flood insurance cost. Ask the seller if they have one. If not, a licensed surveyor can prepare one during your inspection period.
3. Get real insurance quotes during your inspection period
Don't rely on what the seller pays. Get your own quotes for homeowners (including wind) and flood insurance before your inspection period ends. Ask the seller whether the home has ever had flood or storm damage or insurance claims, and whether there is an existing flood policy that may be transferable to you.
4. Check the roof, wind mitigation and a 4-point inspection
- Roof age: Many Florida insurers limit or refuse coverage on older roofs, so know the roof's age and type up front.
- Wind mitigation inspection: Hurricane straps, impact windows or shutters and roof-to-wall connections can lower your premium.
- 4-point inspection: Insurers often require this for older homes (roof, electrical, plumbing and HVAC).
5. Ask about the 2024 storms
Ask whether the home took on water during Helene or Milton, what was repaired, and whether permits were pulled. Florida sellers must disclose known facts that materially affect a property's value, but it's still smart to ask directly and to check permit records.
Frequently asked questions
Is flood insurance required to buy a home in Sarasota?
It is required if the home is in a high-risk FEMA zone (A or V) and you use a federally backed mortgage. Even when it isn't required, many local buyers choose to carry it.
Are Nokomis and Venice safer from flooding than Sarasota?
It depends on the street, not the town. Each town has higher-ground neighborhoods and low-lying waterfront areas, so check each address on its own.
Can a high insurance quote let me back out of a contract?
Often, yes, if you're still within your inspection period or your contract includes an insurance contingency. That's why you should get quotes early. Talk with your agent and attorney about your specific contract.
Who can help me find a home with lower flood and insurance risk?
Geri Scheckner, Broker Associate with Bright Realty, helps buyers in Sarasota, Nokomis and Venice compare homes on flood zone, elevation and insurance cost before they make an offer, not after.
